I have been a resident of the Milwaukee South Suburban area all my life. I was born and raised in Cudahy (now don’t hold that against me) and I bought my first house in Cudahy.
In 1998 I moved to Franklin and have been in Franklin ever since.

HOW DO I COME UP WITH THE PRICE FOR YOUR HOME?
I spend about an hour and a half in one of my offices looking at houses similar to yours, in the same school system and geographically located close by. No worries if your neighbor sold a three-bedroom home and yours is four. After self-schooling and working with numerous appraisers, I’m able to accurately make simple adjustments to account for your extra bedroom. If I have not seen your house yet I will come up with a range of a sale price.
The next step is for me to visit your home. Here I narrow down my price range to one price. I do this by looking at the condition of the property and any updates that may have been done. I take into consideration the age of your homes appliances, roof, and windows.
I take the time to answer all questions you have and discuss ideas for what you could do to get your home ready for showings. I can tell you if the money spent is worth enough of a price increase to cover the cost of any projects you may be considering. I never have and never will ask a seller to do something with no monetary gain to them even if it will make the house easier to sell. Point blank I’m confident in my skills! I don’t need anyone spending their money to make my job easier.
At this meeting I not only give you my price recommendation, I also show you the data I used to come up with that number. Of course I am more than willing to answer any pricing question you have. I promise I will never enter a home, look around and simply state a price and leave you confused as to how that number came about and if it is accurate.

Get pre-approved before starting to look. Doing so will give clarity as to the price you want to be the highest as well as show the seller that you are a serious buyer who can afford to buy.
Share with me the minimum bedrooms, bathrooms, is a garage important, does it matter how big and if it’s attached or detached. How big of a yard do you want and is a basement important. Then inform me of things you don’t want. Examples are by a train track, busy road, etc. In areas that have some wells and some city water are you ok with a well? Same goes for a septic system.
I then will build a search matching the above. The search will be executed twice a day, matches will be emailed to you. If you don’t like something that is sent just delete it. If you want to go view what was sent please provide 2-3 days and times that work for you.
Once we find “the one” I will give you, using comps guidance as to what to offer.
Once we have an accepted offer I will guide you through any and all contingencies.
Then it’s the Happy Day of closing!
